Keep in mind no matter how much or where I market your home, setting the right price is what creates value in the eyes of a buyer and will make them choose your home above all the other homes on the market.  If your listing price is too high, no one will look at your home and you will not receive any showings Eventually your home will be seasoned and will become stagnant and you will have to drastically lower your price to generate interest in your home and get people though the front door.  Setting the price too low could cost you money and cause you not to receive a fair price for your home.  The key is to price your home competitively so you get showings and offers.  I will do everything I can to get the highest price for your home.  When the day ends, it will still be the buyer who controls this market.

The condition and appearance of your property are also critical factors in getting the best price possible. I'll personally walk through your property with you and advise you of what you can do to properly stage your property most effectively. Some areas are much more important and more likely to pay off than others! Often, the buyer is motivated by emotional responses as much or more than financial issues. There are usually things I can point out to you that are easy and inexpensive, yet go a long way toward triggering those "buyer" emotions.
