10 Reasons Why Your House Has Not Sold Yet

"Why Hasn't My House Sold Yet?" is what many sellers in today's market are asking. Here are my Top 10 Reasons why houses are sitting on the market and how to remedy them:

10. No one really cares for the shag carpeting from the 70's, printed wallpaper or the bold paint colors. The current real estate market is a price war and a beauty contest. Replace the carpet, remove dated wallpaper and paint neutral colors.

9. Your home is difficult to show. I don't care if a buyer wants to see the home at 8am on a Saturday morning - just show it! This is a buyer's market and if they cannot get into your home, they will get into the 39 other homes on the market that are just like yours, many of them are vacant and easy to show.

8. You like to stay and show the buyers around. Please leave the house for showings. Let the professional agents do their job. Do not communicate with the buyers as anything you say to them may be used against you when they make an offer. In addition, the majority of buyers will be annoyed if you remain in the house. Also take your DOG with you - nothing is worse than a barking dog to distract from the features of the home.

7. The house smells. Either it is pet odors, mildew, cigarette smoke or last night's dinner - the house stinks. Smells kill sales! Get rid of house odors.

6. Too much clutter. Clutter eats equity! Get rid of it. Remove personal photos, refrigerator magnets, clear all countertops and put away all of the nick-nacks.  Make your rooms look bigger by removing some of the furniture.

5. No curb appeal. Spruce up the landscaping, trim over grown bushes and trees, power wash siding, decks & driveways. Have a professional clean your roof, it is like giving your home a facelift.

4. The house is filthy dirty. Make sure everything is spotless, especially kitchens, bathrooms and windows.

3. The condition of the home is in disrepair. Make reasonable repairs and make sure major items are in good working condition.

2. Lousy Location. No remedy for location unless you want to move the house. Location will however be reflected in the selling price.
